What’s being built off Exit 10 in Washington City?

ST. GEORGE — A new Maverik gas station and convenience store is coming to Washington City. Located on the east side of the intersection of Green Springs Drive and Buena Vista Boulevard, the new Maverik is currently under foundational construction.

Councilman Kurt Ivie of the Washington City Council met with St. George News near the construction site and shared the progress of the project.

“The Maverik on Exit 13 off Interstate 15 is one of the most-visited Maverick stores in Utah,” Ivie said. “The planned store at Exit 10 is expected to be just as successful.” 

The project is estimated to finish in the second quarter of 2023, Ivie said. 

This planned Maverik sits on approximately 3.5 acres of land previously used for a Chevron. The Maverik convenience store will be 6,000 square feet and the gas station will have two separate fueling stations: one for passengers and small trucks and one for larger trucks and trailers. Maverik will take down the old Chevron sign and replace it with a sign of its own.

Washington City approved a conditional use permit for the new Maverik building on Oct. 20, 2021, though Maverik has owned the land for about two years, Ivie said, and the city has an approved traffic plan for the project.

“Washington doesn’t pursue commercial (business), but the benefit of good projects like this is that it helps offset sales tax for our citizens. It creates, hopefully, a very convenient location for our residents and for visitors at this busy corner.”

“(Maverik) have worked really hard with the city to make egress easily attained, and we’re looking forward to it as a city,” Ivie said. “Like I said, we don’t chase commercial (business), but people have a right to develop their property and the city has worked very well with this for that conditional-use permit. We also understand that it helps keep taxes low.”

Maverik is also financing and expanding Primavera Lane to alleviate traffic at the busy corner. Access points to the new Maverik are away from the corner of Green Springs Drive and Buena Vista Boulevard to help minimize traffic congestion.

Ivie said other businesses can now build on a road Maverik paid for, thanks to the expansion of Primavera Lane.

“I’m all for local business,” he said. “I think when a bigger business like this proves themselves at being aware of what a community needs and treating people with respect and kindness, then it’s easy for me personally to support that.

“I can’t say it enough — this is what helps offset our sales tax and taxes here,” he added. “This pays for police officers and firefighters and fire stations and our public works department. It’s well-thought-out and doesn’t have a negative impact on our existing residents.”

Ivie said he’s confident in Maverik’s ability to provide what Washington residents want. He said this Maverik will sit in a fitting spot for its adventure-themed business atmosphere, overlooking the wide vistas of Southern Utah.

“They have a proven track record,” Ivie said. “They have a lot of stores and 4,800 employees, and they’re a proven business. What appeals to me personally is that western, country feel that’s so important to a lot of people that live in Southwest Utah. It’s important that you relate with your clientele.”
